Soil organic matter is a physical asset — measurable, additive, and monetizable under credible carbon standards. Fund 06 acquires row-crop acreage in transition, funds the practice change (cover crops, reduced tillage, extended rotations), documents the SOC gain, and captures both the yield resilience and the carbon monetization.
Why this strategy, why now.
Regenerative practice adoption is uneven and often stalled at the operator level by working-capital constraints rather than by unwillingness. Fund 06 provides the capital bridge — funding the multi-year transition period during which yields dip before they stabilize — in exchange for a documented, verified soil-carbon uplift under Verra VM0042, ACR, or equivalent standards.
How we underwrite this fund.
- Only Verra VM0042, ACR, or equivalent-standard carbon protocols are used. No informal or non-verifiable credit generation.
- Baseline soil sampling occurs at acquisition with laboratory-grade methods; ongoing sampling follows the protocol's re-measurement cadence.
- Transition capital is funded through a dedicated sleeve; operator working-capital gaps during the yield-dip period are bridged rather than left to the tenant.
- Carbon monetization is treated as a secondary income stream — the primary underwriting is the acreage itself.
Where the acreage sits.
Corn Belt and northern Great Plains transition acreage, with selective participation in Delta rice-soybean rotations where cover-crop protocols apply.
What we do after the acquisition.
Regional asset managers coordinate with operator-tenants on rotation, cover-crop, and tillage plans. Soil sampling is contracted with independent laboratories. Credit issuance is coordinated through Verra or ACR registries directly.
What we watch, and what we don't hedge.
Carbon-market pricing is volatile and the fund does not underwrite against a specific credit price. The primary risk is protocol change — Fund 06 uses only established, published protocols and maintains protocol-flexibility clauses in operator agreements.
